4 Handyside Street (S1) forms an architectural pair with the adjacent building, S2, to complete this end of Handyside Street.

The adjacent S2 building has been pre-let to Google, but S1 is currently at a conceptual design stage and offers pre-let opportunities.

The building comprises of eleven floors of Grade A office space, offering flexible, open-plan office layouts and with a double height reception lobby, with space for retail and restaurants. Dual access to S1 will be provided from Handyside Street and Canal Reach.

Location and Connections
4 Handyside Street is a Grade A office building located on the corner of Handyside Street and Canal Reach. Handyside Street is the main commercial thoroughfare to the north of the canal and is easily accessible by bus, bike or car. Six tube lines, two mainline stations and Eurostar are all within a nine minute walk.

Nearby Amenities
Just across Cubitt Square is the eclectic mix of shopping and eating at Coal Drops Yard. The heritage buildings and cobbled streets here will be buzzing with shops, cafes, street food stalls and more. Grab a bite, and head for one of the local parks – there’s Granary Square, Gasholder Park or Lewis Cubitt Park to choose from.


A short walk through the historic centre of King’s Cross takes you to King’s Boulevard where the best of the high street will be available. And the shops and restaurants in the new King’s Cross Station and St Pancras International are seven minutes away.

A public car park will be located at the end of Handyside Street in Tapestry. While the neighbouring building, T2 is being designed to house a health club and primary healthcare centre. An outdoor multi-use games area is within a two minute walk and the new Pancras Square Leisure Centre and public library are just across the canal.

Environmental Performance
As with all the office buildings at King’s Cross, the very latest technology will reduce running costs and minimize environmental impact.

The building is being designed to meet the BREEAM standard ‘Outstanding’ and will be linked to the site-wide district heating network. This network will provide close to 100% of the development’s heating and hot water needs, as well as 80% of electricity demand. The building has been designed to maximise the environmental benefits of its location. Orientation, thermal modelling and the use of thermal mass for cooling all contribute to energy efficiency, as well as opening windows and sun terraces.
